Seller notes the following:
- A permitted well - county approved / fully tested.
- Septic Perc tests completed. The septic design supports up to 12 people.
- Geologic and tectonic reports. - Soils report (Geotechnical).
- Multiple license civil engineer road designs for the driveway
- all files, etc. provided with purchase.
- Complete house design plans nearly ready for final submission.
- The plans allow for the completion of more living space above the garage providing over 1200 sq. ft. of added space if desired without having to rework the exterior.
- Only outstanding was a structural review which we did not fund to completion though the structural engineer felt there were no outstanding issues in the design itself.
- Topo survey of the land / building site and survey of the road from
the property to Bear Creek Road.
- The land has been cleared to comply with the 100' state fire requirements.
- There are two building sites on top though we only focused on the lower of the two which is where the main clearing was done. A second home could be built and be fully compliant and accessible.
- Working telephone lines wired to the property and up almost to the building site. Will require a splice by Verizon into the line there but more than enough capacity for mutliple land lines to be provided.
- Internet access via either Surf Net or Verizon 3G (both wireless) should work at the building site.
